How we are paid. And why we are telling you.

Every buyer wonders this and almost nobody in Bali will put it in writing. So here it is, before you have to ask, and before you have spoken to us.

5%

Five percent of the sale price, paid by the seller side.

You pay us nothing. No buyer's fee, no retainer, no search fee, no success fee, and nothing added to the price because you came through us. The price on the listing is the price.

That is a conflict of interest.

We are not going to pretend otherwise, because you would work it out anyway and then wonder what else we had not mentioned.

It means we are paid when you buy and paid nothing when you do not. Anyone in that position has an incentive to make a property sound better than it is, to gloss the awkward parts of a document, and to steer you toward whichever deal pays the most.

Saying we are above that would be worth nothing. Anyone can say it. What is worth something is publishing the things that cost us the sale, and letting you check whether we behave as though the conflict exists.

  • We publish no returns, yields or occupancy figures on any listing. That removes the easiest way to inflate the case for buying.
  • We say when nothing suits you. A list this short only means something if things get turned down.
  • Every source document goes to you before a deposit, not after it, including the parts we would rather you did not read.
  • We do not arrange nominee structures, or introduce you to anyone who does, whatever it costs the deal.

None of that removes the conflict. It is a structure, not a personality trait. It just means you can hold us to something.

If you already have an agent.

We co broke. If you are working with someone already, bring them, and we will deal with them rather than around them.

Agents and introducers: ask us for split terms before you bring a buyer, and we will put them in writing first.

The one conflict that is ours.

Everything above is about the seller paying us. There is a second one, closer to home, and it belongs on this page rather than in a conversation later.

Bali Property Sourcing does not manage property. Fabric Property Management does, and Fabric and Bali Property Sourcing share the same owners. So if you are introduced to Fabric after buying, that is not an independent recommendation and it should not be read as one.

No referral fee changes hands, which is beside the point. The ownership is the reason to price Fabric against two other managers rather than take the introduction on trust. Ask and the other names get sent with it.

The company behind the brand.

Bali Property Sourcing is a brand name. The company is PT Multiple Sources Property, an Indonesian company, registered under the business classification for the work it actually does.

The Buyer's Guide tells you to ask which permit, issued by whom, on what date, and to ask for the document rather than the sentence. It would be absurd to publish that and then expect you to take our own word for our own registration.

So ask. We will send you the company documents on exactly the same terms we send you a seller's, which is to say before you have committed to anything and without you having to push for them.

Nothing to sign

Ask us what we earn on one.

On any property on the list, we will tell you what we are paid and by whom before you view it. If that changes what you think of our advice, it should.
