Our approach

We approve properties we’d be happy to own.

We don’t list everything that comes our way. A property goes on the site when we like it: the area, the build and the price all make sense, and we would happily show it to a friend.

The area

Somewhere we would want to spend time ourselves. We name the real village, not the nearest famous one.

The build and finish

Good design, sensible layouts, and a builder or owner we are happy to deal with. Off plan or finished, it has to be something we would live in.

The price

It has to make sense for what you get. We confirm it with the seller before it goes up, and if it moves, the listing moves with it.

Straight answers

Price, lease, land and build size on every listing, and a plain answer to any question, including when we don’t know yet.

Being straight about it

What approved does not mean.

Approved is our opinion of the property. It isn’t a guarantee, and it isn’t a legal check.
Your notary checks the title and handles the transfer, as with every purchase in Bali.
It doesn’t mean the property will make money. We publish no rental or return projections.
Rules on land, tax and licensing in Indonesia change, so ask us what applies on the day.
