Villa Happy 3 is a three storey villa on 166 square metres of land with a 260 square metre build, in Kedungu. Three bedrooms, three bathrooms and a guest WC. The ground floor runs from a sunken living room through an atrium to an island bar kitchen and dining, with a four by two metre pool in the courtyard and a garden at the back. Bedrooms sit above, and the top level opens onto a rooftop balcony.
It is delivered furnished, appliances included. There is no build to wait on and no handover date to plan around, which is the main thing that separates a villa like this from the off plan stock at a similar price.
The site is narrow and tall, which is what a 166 square metre plot in Kedungu buys you, and the design leans into it. Glass runs the depth of the ground floor onto the courtyard so the pool reads as part of the room rather than a separate yard. From the first floor and the roof the outlook is rice field.
Kedungu is on the coast west of Pererenan and Seseh, in Tabanan regency. It is one ridge back from the beach, quieter than Canggu, and close enough to it that the drive is a routine one rather than an expedition.
Read the zoning note further down before you go any further. It matters more than anything else on this page.
Approximate area only. The exact location and the title documents are shared on enquiry, before a deposit rather than after.
Every figure above came from a document. On this property one of the numbers we were carrying did not survive being checked against the deed, and that correction is the first item below.
Our own record carried a longer remaining term than the lease actually has. It was measured a while ago and a year count goes stale the moment it is written, which is exactly how it drifted, by around thirteen months. It has been recalculated off the deed and corrected. We now publish the expiry date instead of a number of years, because an expiry date is still true next year. The lease runs to 19 July 2051.
The land sits in a Kawasan Pariwisata designation and the tata ruang letter we hold grants conditional permission. That letter says on its own face that it is not a construction permit. So nothing on this page should be read as a statement that this property is licensed for any particular use. What it does and does not hold is a due diligence question, and the documents to answer it are handed over on enquiry rather than after a deposit.
The extension is negotiated with the land owner, not with the seller, and the seller's consent is not needed for it. The price is whatever the market is at the time. Nobody has fixed it in advance and we are not going to pretend otherwise. In practice these conversations open around five years out from expiry.
The seller's material carries nightly and annual letting figures. None of them appear here. Bali Property Sourcing publishes no return, occupancy or letting projections on any listing, and a figure we cannot stand behind is worse than no figure at all. If you want to model it, ask us for the inputs and do your own arithmetic.
Every document the seller provides is available on request before you pay a deposit, not after.
Including what we would want to check before we bought it ourselves. Co broking welcome, ask for split terms.
