Choosing a real estate agency in Bali

Almost every agent here is paid by the seller. So are we. Here is why that still works, and where it does not.

Most people looking for a real estate agency in Bali are really trying to work out which one to trust. The useful question is not how many listings an agency carries. It is who pays the agency, and what that does to the advice you get.

Ask about a specific property

Bring the awkward question.

Ask about a property you have already found, or about what is on the approved list. No obligation either way.

  • The propertya link or a name is enough
  • The questionwhatever the brochure did not answer
  • What comes backthe document position, not an opinion

Almost every agent in Bali is paid by the seller. Commission comes out of the sale, which means the person advising you is paid more when you pay more, and paid nothing when you walk away.

Bali Property Sourcing is paid the same way. Five per cent of the sale price, paid by the seller side. The buyer pays this agency nothing.

That is a conflict of interest. Saying so is not a marketing angle, it is the starting condition, and the rest of this page is about what is done to contain it rather than a claim that it does not exist.

What the conflict actually looks like

It shows up in three places.

An agent paid on completion has a reason to talk you into the deal in front of you rather than the right one, or none at all. An agent paid a percentage has a reason to steer you up the price range. And an agent representing a development has a reason to describe its documents charitably.

Nothing structural removes those incentives. What can be done is to make the behaviour they encourage visible enough to be caught.

Seven questions worth asking any agency here

Ask these of any agency in Bali, including this one. The answers separate an agency that has read the documents from one that has read the brochure.

Who pays you, and what percentage. "The seller pays, so don't worry about it" is not an answer. The number matters, because it tells you how much the agency loses if you walk away.

Which of these listings do you have an interest in. Plenty of agencies here also develop, or sell for a developer they are part of. That is not disqualifying on its own, but you should be told which listings it applies to before you are advised on them.

Show me the deed, not the listing. Ask for the notarised lease deed and the land certificate before a deposit, not after. An agency that cannot produce them has not read them either.

What is the expiry date. Not the number of years. A term quoted in years is already wrong the day after it was written, and the extension is frequently already spent.

Which properties have you turned down this year, and why. An agency that has never rejected anything is a listings portal with a nicer logo.

Who instructs the notary. If the agency proposes the notary and also collects the commission, ask why. Verifying the certificate at the land office through your own independent notary is the cheapest step in the whole process and the one most often skipped.

Would you arrange a nominee structure. Any answer other than no is a reason to leave. Article 26 of the Basic Agrarian Law voids the arrangement, and since February 2026 Perda Bali 4/2026 reaches the person facilitating it as well as the buyer.

What gets checked before anything is listed

Every property on this site has been through four checks, and properties fail them.

The lease, read from the deed. Not from the brochure summary, and not from the number of years quoted in the listing. Term, expiry date and the extension mechanism come off the notarised deed, because a count of years is inaccurate the day after it is written and the extension is frequently already spent. This is set out in full in leasehold land in Bali, properly explained.

The land, read from the certificate. Class of right, holder, and area reconciled against the Surat Ukur and a physical survey. Marketing land sizes are treated as unverified until that document has been seen. One pack reviewed this year overstated a site by close to a quarter.

The price, as it stands today. Read from current records rather than from a brochure that may be months old, with the date it was read published alongside it.

No projections. No yield, no occupancy, no assumed rent, on any listing, including developments this company has an interest in.

What will not be arranged, at any price

Nominee structures. Not arranged, and no introduction to anyone who arranges them.

That is not caution. Article 26 of the Basic Agrarian Law voids the arrangement, and since February 2026 Perda Bali 4/2026 has made facilitating one a matter for the facilitator as well as the buyer. The reasoning is set out on nominee ownership in Bali.

Predictions about which area is next are also off the table. Nobody knows, the people who claim to know are usually holding stock there, and a buyer who pays a premium on somebody's forecast has paid for a guess.

What working with a buyer's agent should feel like

You describe what you are after and the budget. Real options come back, including the ones that do not suit, and including the answer that nothing currently listed fits.

You see the paperwork before a deposit, not after. Every document the seller provides is available on request at that stage, because a document produced after money has moved is a receipt rather than a decision.

Then an independent notary, instructed by you and not by this agency or the seller. Certificate verification at the land office through your own notary is the cheapest step in the whole process and the one most often skipped.

The full sequence is on how we work, and the commission arrangement, including the company behind the brand, is set out on how we are paid.

Where this agency is conflicted, specifically

Some listed developments are built by Fabric, a development company under common ownership with Bali Property Sourcing.

Those developments go through the same four checks and carry the same no projections rule as everything else. But a buyer should know that the agency is on both sides of that transaction, and should weigh advice about those properties accordingly. It is disclosed here, on the fees page, and on the listings themselves.

Who this does not suit

Anyone wanting a projected return to put in a spreadsheet, because none is published. Anyone wanting freehold, because a foreign individual cannot lawfully hold it and no structure changes that. Anyone who wants to move fast on a property whose documents have not arrived yet.

If the requirement is volume of stock rather than scrutiny of it, the large portals carry far more listings than this agency ever will. That is a genuine trade and it is worth naming.

Bali Property Sourcing is a real estate agency and buyer's agent based in Badung Regency, Bali. It is not a law firm, a notary or a tax adviser, and nothing here is legal or tax advice. Instruct your own independent professionals before committing money.
