We list a short set of villas and apartments that we would be happy to own ourselves, and we search off list for buyers who want something we do not have. What our buyers say

"They pointed out issues with a property we were pretty convinced about, talked us out of overpaying for another one, and never once pressured us into anything." Google review, September 2026.

"So appreciated that they understand the brief clearly and responded only on that and send back listings that really were on point." Google review, September 2026.

"Helped me find the perfect property in Seseh." Google review, October 2026.

How we are paid, in full

On anything we list, the seller pays our commission of five per cent, and nothing is added to your price because you came through us. If you ask us to search off list, you pay us 2.5% of the purchase price when the binding sale agreement is signed, after due diligence, and only if you buy. That is agreed in writing before the search starts. How we are paid.

Who holds your money

We never hold a buyer's money. The price is agreed, your lawyer reviews the memorandum of understanding, and a 10% deposit is held in escrow by the notary, refundable if due diligence comes back unsatisfactory. The notary runs due diligence, usually 30 to 60 days, before the binding agreement is signed. How a purchase runs.

What we turn down

A property goes on our list when the area, the build and the price all make sense, and we would happily show it to a friend. We do not list anything sold as freehold to a foreigner, we do not arrange nominee structures, and we will not introduce you to anyone who does. What approved means.

The questions to ask any agent in Bali

  1. How are you paid, and by whom? An agent paid only by the seller is paid more when you pay more. Ask before you view anything.
  2. Who holds the deposit? It should be the notary, in escrow. Never the seller, never the agent.
  3. What is the lease end date? Not the number of years. The date on the deed.
  4. Whose name is on the land certificate? If the answer involves a friend, a partner or a nominee, walk away.
  5. Does it have a PBG and an SLF? The building approval and the certificate that it is fit to use.
  6. Will they show you their company details and reviews? A real agency can show you both.

An agent who answers all six without hesitating is worth talking to. One who changes the subject has told you what you need to know.

Is it safe to buy property in Bali? and before you pay a deposit cover the checks in detail, and what a buyer's agent does explains the search.

How we are paid, who holds the deposit, what the lease end date is. You should know all three before you see a property. Your notary checks the title before the sale goes ahead.
