SĀRAI is three villas in Kedungu, west of Canggu and inland of the beach, each one facing rice field.
Two designs. Oriza and Áurea are the same two bedroom villa on slightly different plots. The Signature is larger, with a curved pool. All three are delivered fully furnished, over two floors, with an office, a guest bathroom and scooter parking.

Sizes are from the developer’s own floor plans. Prices are read from BPS Listings Master on 24 August 2026 and supersede the figures printed in the December 2025 brochure. Ask on WhatsApp for what is actually available before you plan around a villa.
One design on two plot sizes. Oriza sits on 120 m², Áurea on 130 m². The villa itself is the same on both, 173.5 m² over two floors.

The circle is the area, not the plot. Kedungu is the area. The legal land location is Desa Belalang, Kecamatan Kediri, Kabupaten Tabanan, and that is what appears on the deed.
The extension has to be exercised inside the first fifteen years of the lease. It is a deadline, not a waiting period, and a buyer who leaves it until the term is running down will find it has lapsed. Inside that window the buyer sets the length, any number of years up to thirty, so the twelve the brochure quotes is the floor and not the ceiling. Thirty years on top of the 30 May 2053 expiry runs the term to 2083. Once an extension is taken the deed gives a guaranteed priority right to extend again, which is a right to go first rather than a term at a fixed price. Extension is priced at the market rate.
The deeds run to 30 May 2053. We publish the expiry date rather than a number of years, because a number of years is wrong the day after it is written.
Read from our own records on 24 August 2026. The December 2025 brochure prints higher figures for all three villas. Prices came down, not up, so the brochure is out of date and these are the current numbers. Payment is in IDR as required by Indonesian law.
