Busy, flat and built up, or dry, high and spread out.
Canggu and Uluwatu suit different buyers rather than one being better. Canggu, on the west coast, is busy, flat and almost fully built out, with everything within a short ride and the highest prices per square metre on that coast. Uluwatu, at the southern tip of the Bukit peninsula, is drier, higher and spread out, clifftop rather than beachfront, with more space around you and further to go for everything.

We do not tell anyone which area is about to go up. Nobody knows, and an agency that says otherwise is usually selling the area it has stock in. What we can tell you is what each one is like to own in, and what to check.
| Canggu | Uluwatu and the Bukit | |
|---|---|---|
| Where | West coast, North Kuta, Badung | The limestone peninsula south of the airport, South Kuta, Badung |
| The land | Flat, former rice fields, almost fully built out | Limestone hills and cliffs, no rivers |
| Day to day | Cafes, gyms, coworking and schools close by | Further between everything, a car or scooter for every errand |
| The beach | Black sand beaches with surf | Cliffs, coves and white sand beaches below them, the best known breaks |
| The traffic | Heavy at peak times on the main routes | Lighter, but some areas are served by a single road |
| The big check | Zoning and what is approved next door | Water, access and cliff setbacks |
Canggu is the centre of gravity for the west coast. Whatever you are looking for, you will find a version of it here, and you will pay for that. Because it is almost fully built out, most new development has moved north to Pererenan, Seseh and Cepaka, and over the boundary into Kedungu in Tabanan.
Check: drive the route to the property at five in the afternoon, not at ten in the morning. Ask what is on the neighbouring plots and whether anything is approved to be built on them. On a rice field edge, ask whether the land is protected farmland, which Perda Bali 4 of 2026 controls.
On our list in October 2026, Canggu runs from leasehold apartments at around $100,000 to large villas over $1,000,000, almost all of them listed with agencies we work with. Canggu villas for sale.
The Bukit is a different island in practice. Uluwatu, at the tip, has the cliff hotels, the best known breaks and the most expensive land on the peninsula. Just north of it, Balangan has cliffs, a well known beach and a quieter feel, and Ungasan, inland and elevated, is mostly residential and villa development close to the cliffs on both coasts.
Check: water first. The Bukit sits on limestone with no rivers, so ask where the supply comes from, whether there is a well and whether it has a licence. Ask how steep the access is in wet season. Near the cliffs, ask about setbacks, which Perda Bali 3 of 2026 covers and which have been enforced with demolition orders.
On our list in October 2026, our Bukit listings are in Ungasan and at Balangan, from one bedroom pool lofts at around $100,000 to two bedroom villas. Uluwatu and Bukit villas for sale.
You want everything on your doorstep, and you will be there a lot: Canggu, or the quieter areas just north of it.
You want space, the ocean and quiet, and you do not mind driving: the Bukit.
You are buying mostly to let: ask about the licence the property has today on either side, and compare leases by the years left rather than the price. The lease calculator does it in your currency. We publish no rental returns or occupancy figures for either area, because nobody can honestly promise them.
You cannot decide: visit both at the times of day you would actually be living there, and look at the same budget on each side.
Both are in Badung regency, so the same regency rules apply. A foreign buyer holds a villa in either on a lease in their own name, signed before a notary, with an end date on the deed. Leasehold vs freehold in Bali explains what that gives you. The purchase runs the same way: price agreed, your lawyer reviews the memorandum of understanding, a 10% deposit held in escrow by the notary, due diligence, then the binding agreement.
All fourteen areas we cover, and the question that bites in each.
The right side depends on how you will live in the villa or let it, not on which area someone says is going up. Your notary checks the title before the sale goes ahead.
