LOKU is an operating business on a single site in Kedungu. Eleven villas, nine one bedroom and two two bedroom, thirteen bedrooms in total with an ensuite to every villa. 970 square metres of building on 2,180 square metres of land.
The villas are one revenue line. Samara Table, the cafe, is the second, serving breakfast, lunch and dinner plus specialty coffee to house guests, to people who walk in off the road, and to retreat groups. Rituals Recovery and Wellness is the third, running spa treatments, massage, sauna, ice bath and a recovery lounge. Each one earns from a different customer, which is unusual at this size and is most of the reason the site works.
It changes hands as a going concern. The team is already in place across front office, housekeeping, kitchen and floor, spa therapists, baristas, recovery attendants, engineering, gardening, security and management. Point of sale and booking systems are integrated, the standard operating procedures are written down, and the business is held one hundred percent equity with nothing owed against it.
This is a business as well as a property. The trading accounts, the wage bill, the supplier arrangements and the company structure are shared with you and your accountant on enquiry.
Kedungu sits on the coast in Tabanan, west of Pererenan and Seseh, one ridge back from the beach.
